How much does end of tenancy cleaning cost in Swansea?+
It is priced on the property rather than per bedroom, because a lightly used one-bed and a four-year student let are different jobs. As a general guide, end of tenancy cleaning in the Swansea area is commonly quoted from around £125 to £500 and above depending on size and condition. Is professional end of tenancy cleaning a legal requirement?+
No, and a landlord cannot make it one as a standard contract term. If your inventory clerk records something afterwards, tell us and we will look at it. Working from your own evidence document is what keeps the clean and the check-out describing the same thing.
Can you clean on the same day the tenant moves out?+
Often, yes. Our cleaning operations run around the clock, so a same-day or overnight turnaround is possible where the diary allows and keys are arranged in advance. Tell us the check-out time and the re-let or next arrival date when you book, and the slot is confirmed in writing rather than left as a hope.
Do you clean ovens and appliances?+
Yes, as standard rather than as an extra. Ovens are cleaned inside and out including door glass, racks and trays, along with hobs, extractors and filters. Fridges, freezers, washing machines and dishwashers are done inside and out, seals and drawers included, and integrated units in place. Appliance condition is a common check-out deduction.
What cleaning standard do landlords and agents expect?+
The benchmark is the condition recorded at the start of the tenancy, allowing for fair wear and tear, rather than a subjective idea of clean. That is why the inventory and the check-in photographs carry more weight than any checklist. We work to that record, because it is the document an adjudicator would look at if a deduction were challenged.
Can a landlord deduct cleaning costs from a deposit?+
Yes, where the property has been left in a worse condition than at check-in, allowing for fair wear and tear, and where the deduction is evidenced. Adjudicators look for a check-in record, a check-out report and an itemised invoice showing what was done. A schedule taken from the inventory gives you all three in the same language.
