What Biohazard Cleaning Involves

Biohazard cleaning is the controlled decontamination of an area contaminated with material that carries a risk of infection: blood and other body fluids, sharps, decomposition residue, or the waste left in a property that has become unsanitary. It is not a heavier version of a deep clean. Non-porous surfaces are decontaminated to a documented process, porous material that cannot be decontaminated is removed, and everything taken out is treated as contaminated waste rather than rubbish.

CrewConnect carries out biohazard cleaning in Swansea and specialist cleaning across South Wales for landlords and managing agents, registered social landlords, facilities managers, employers, licensed premises and loss adjusters. Nobody plans for this work. The people who call us are usually holding a property they are responsible for and a situation that has to be resolved today, quietly, and by someone who has done it before.

Decontamination, Trauma Cleaning and Needle Sweeps

Biohazard and decontamination cleaning

Contaminated areas cleaned, disinfected and made safe to reoccupy. Surfaces are treated by method and material, and anything porous that has absorbed contamination is removed rather than washed.

Trauma and incident cleaning

Cleaning after an incident, an accident or a death on a property. Handled by a small team, with the scope agreed with you first and no discussion outside it. We keep the detail off the page, which is how we keep it off the job.

Crime scene cleaning

Once the emergency services and any investigation have finished, the property is released back to the owner, the agent or the insurer. Decontamination is not part of what the authorities do, and that is usually when we are called.

Needle sweeps and sharps removal

Systematic sweeps of communal areas, stairwells, car parks, void properties and grounds. Sharps are recovered into approved containers and consigned to licensed clinical waste disposal rather than general waste.

Hoarding and severe soiling clearance

Properties in an unsanitary state cleared, decontaminated and returned to a usable condition, working room by room with the owner or the agent.

Fire, flood and water damage cleaning

Soot, smoke residue and contaminated water cleaned down after the damage has been made safe, alongside insurers and contractors.

Infection control deep cleans

Workplace decontamination after a confirmed case, out of hours where a shutdown is not an option. Routine schedules run under commercial cleaning once the site is back in use.

What a Certified Specialist Clean Gives You

One call, and it is being handledOperations run 24 hours a day, so the response is arranged as an emergency rather than added to a schedule.

The area is safe to use again, not just tidyDecontamination is done by material and method, so what is handed back is genuinely fit to reoccupy.

Nobody on your staff has to deal with itThis is not a job for a caretaker, a site team or a member of staff with gloves on.

It stays privateNo client names, no addresses, no photographs, no discussion outside the team on the job. Our vehicles are unmarked, and crews arrive in plain clothing and change into PPE on site, so nobody watching the property learns anything from our being there.

Your insurer gets what it asks forA written scope and an itemised cost showing what was decontaminated and what was removed.

How a Specialist Cleaning Job Runs

Call and tell us what has happened

Where the property is, what is involved and who else has been on site. You will not be asked to describe more than we need.

We attend and scope it

The contamination is assessed, the area contained, and we agree what is treated in place and what has to be removed.

You get the price in writing

Itemised, before work starts, in the form an insurer or loss adjuster will accept.

We decontaminate

Containment and PPE first, then removal, cleaning, disinfection and drying in sequence, with waste segregated as it comes out.

We hand the area back

The work is checked against the agreed scope with you, and where it is appropriate the decontamination is verified by ATP testing before the area is signed off. Contaminated waste goes to licensed disposal rather than into a skip, and the waste transfer documentation comes to you for your records.
Why choose us

Why Agents, Employers and Insurers Choose CrewConnect

A surface that looks clean is not the same as a surface that is safe. Public health guidance is consistent that hepatitis B can remain infectious in dried blood outside the body for at least seven days, and under the Control of Substances Hazardous to Health Regulations 2002 biological agents are substances hazardous to health, so assessment, containment, trained operatives, the right PPE and correct waste segregation are legal requirements rather than good practice. Contaminated waste also carries a duty of care under the Environmental Protection Act 1990 and cannot go out with general waste.

That is the technical half. The other half is judgement. Every operative is DBS-checked, our health and safety records are independently assessed under SafeContractor, and CrewConnect is veteran-owned, and accountability for this work sits with named people, not a rota. On this work, discretion and composure matter as much as process.

Frequently asked questions

What is biohazard cleaning?+
Biohazard cleaning is the controlled decontamination of an area contaminated with material that presents a risk of infection: blood and other body fluids, sharps, decomposition residue, or waste in a property left in an unsanitary state. Non-porous surfaces are decontaminated to a documented process, and porous material that cannot be made safe is removed as contaminated waste.
What situations require biohazard cleaning?+
Typically an incident or a death on a property, a scene released back after investigation, sharps found in a communal area or a void, a sewage escape, severe soiling in a hoarded or abandoned property, and infection control after a confirmed case at a workplace. The common factor is contamination that ordinary cleaning cannot make safe.
How quickly can you respond to a biohazard emergency?+
Our cleaning operations run around the clock, so specialist attendance is arranged as an emergency rather than slotted into a schedule. We do not publish a fixed response time, because a promise that holds in Swansea would not hold everywhere we cover. Call, tell us what has happened and where, and you will be told there and then when a team can attend.
How much does biohazard cleanup cost?+
It depends on the extent of the contamination, the materials involved and how much has to be removed rather than treated in place. As a general guide, UK biohazard cleanup is commonly quoted anywhere from around £500 to £5,000 and above depending on severity. We assess the site first and put an itemised written price in front of you before any work starts.
Is biohazard cleaning covered by insurance?+
Often, yes. Commercial property policies, landlord policies and block policies frequently cover decontamination following an incident. Your insurer or loss adjuster will want a written scope and an itemised cost showing what was decontaminated and what was removed, which is how we quote in any case. Check the policy wording before instructing.
What UK regulations apply to biohazard cleaning?+
The Control of Substances Hazardous to Health Regulations 2002 treat biological agents as substances hazardous to health, so the work requires assessment, controls, trained operatives and correct PPE. Contaminated waste carries a duty of care under the Environmental Protection Act 1990 and cannot go into general waste. You receive the waste transfer documentation for anything consigned from your site. Our health and safety records are independently assessed under SafeContractor.
Is your specialist cleaning service confidential and discreet?+
Yes. Our vehicles are unmarked and crews arrive in plain clothing, changing into PPE on site. Jobs are not discussed outside the team carrying them out, no photographs are taken for marketing, and no client or address is ever named. Attendance times are agreed with you in advance, so work in an occupied block, a workplace or a public-facing property can be done without drawing attention.
What qualifications do your specialist cleaning teams hold?+
Every operative is DBS-checked and trained in the decontamination process and the COSHH controls that go with it, covering PPE selection, containment, biocide use and waste segregation. Our health and safety management is independently assessed under SafeContractor, and the founders scope and supervise this work directly.
